Profile
Simpson Fant’s general practice focus is on commercial transactions and commercial real estate transactions, with an emphasis on the development, finance and re-finance of multi-family housing, assisted-living and nursing home projects through HUD/FHA insurance programs. In addition, Mr. Fant represents owners in all aspects of the development, construction and finance of housing projects utilizing Section 42 low income housing tax credits. He also advises clients locating to South Carolina on real estate matters relating to their economic development projects, including the acquisition or lease of production sites, structuring complex leaseback arrangements with developers, negotiation of construction, architectural and engineering contracts, and project financing matters.
While at the University of South Carolina, Mr. Fant was the Student Works Editor of the South Carolina Law Review. Prior to attending law school, Mr. Fant was a municipal bond and government securities trader and a commercial loan officer with a leading South Carolina bank.
Experience Highlights
- Represents owners, developers and lenders in a variety of transactions, including the sale, purchase, development and leasing of real estate, with financing and re-financing through conventional loans, government-insured loans, sale/leasebacks, synthetic leases, bond financing and other forms of secured financing
- Represents the owners in more than 100 financings and re-financings of multi-family, assisted living, nursing home, and elderly housing projects utilizing HUD/FHA insured loans (207, 231, 232, 221(d)(3 & 4), 223(a)(7), and 223(f) programs)
