Profile

Tom Quirk represents developers in connection with the acquisition, sale, leasing and financing of commercial and residential real estate projects. He also represents landlords and tenants in connection with the leasing of commercial properties.

While at Wake Forest University, Mr. Quirk was the notes and comments editor of the Wake Forest Law Review.

Experience Highlights

Mr. Quirk has been engaged in the following recent projects:

Development

  • Development of 130-acre, mixed-use project with office, retail and residential uses, where the retail uses are anchored by a national “big-box” retailer
  • Development of 12-acre, 112,000-square-foot office and retail project with multiple office condominium projects, including the lease of a first floor condominium unit to a national drug store chain and the sale of that unit
  • Acquisition, financing, development and leasing of shopping centers
  • Representation of major landowner in the acquisition and sale of thousands of acres of property, including the acquisition of land for entitlement, horizontal development and eventual sale
  • Acquisition, development, financing and sale of new and existing apartment projects throughout the Southeast and Mid-Atlantic
  • Creation of restrictive covenant and architectural control regimes for residential, commercial and mixed-use developments
  • Creation of commercial and residential condominiums
  • Interstate Land Sales Act Compliance

Leasing

  • Preparation and negotiation of leases on behalf of landlords and tenants for office, industrial and retail properties, including, as tenant’s counsel, leases for supermarkets in new and existing shopping centers
  • Representation of landlord in the lease of a stadium to a minor league baseball franchise

Telecommunications Services

  • Preparation and negotiation of telecommunications services contracts (cable, satellite, internet and telephone) with revenue sharing arrangements on behalf of apartment and condominium project developers and owners

Tax Deferred Exchanges

  • Representation of purchasers and sellers in more than $300 million in tax deferred exchange transactions on undeveloped land, office buildings and other commercial properties
