Profile
Jonathan Dion concentrates his practice in the area of commercial real estate and lending, with an emphasis on commercial leasing. He represents clients in a wide variety of real estate and lending matters, including the leasing, sale, acquisition, development and financing of retail, warehouse, industrial and office space.
While at Wake Forest University, Mr. Dion was a member of the Wake Forest Law Review.
Experience Highlights
In commercial leasing, Mr. Dion has experience:
- Preparing and negotiating office, retail, warehouse and industrial lease agreements on behalf of landlords and tenants
- Preparing and negotiating subordination, non-disturbance and attornment agreements and sublease agreements
Mr. Dion’s commercial real estate and development experience includes:
- Preparing and negotiating real estate purchase, reciprocal easement, sale/leaseback and development agreements
- Reviewing title documents and title insurance policies and endorsements
- Reviewing due diligence items, including ALTA surveys, legal descriptions, Phase I environmental reports, construction documents and organizational documents
Mr. Dion also has experience in the area of commercial lending:
- Preparing and negotiating loan documents on behalf of lenders and borrowers
- Representing lenders in servicing securitized loans, including reviewing lease agreements for lender approval
Some of Mr. Dion’s representative transactions include:
- Representation of a national equipment rental company in all areas of leasing
- Representation of a regional shopping center developer in all areas of leasing in the Southeast
- Representation of drugstore developers in the development and financing of more than 25 drug stores in North Carolina and South Carolina
- Representation of a purchaser in the acquisition and financing of $100 million in golf course assets nationwide
