Megan Naioti concentrates her practice on real estate and commercial development. She has represented developers, landowners, investors, landlords, and tenants in connection with the acquisition, financing, disposition and leasing of commercial properties. She advises clients in multiple industries, including self-storage, industrial, and industrial outdoor storage.

Before focusing on transactional law, Megan began her law career litigating complex commercial disputes. Her litigation experience included obtaining a successful appeal before the U.S. Court of Appeals for the Eleventh Circuit and securing a jury verdict in the U.S. District Court for the Northern District of Georgia.

Megan is an active member of CREW Atlanta, the Association of Young Real Estate Professionals, and the Georgia Association for Women Lawyers. Prior to joining Parker Poe, Megan was an intern for the Honorable Magistrate Judge Catherine Salinas of the Northern District of Georgia. Megan received her law degree from Georgia State University. While earning her law degree, she was president of the Business & Law Society, a member of Moot Court, and a member of the Student Trial Lawyer Association. She earned her MBA from Georgia State University and her BS from Oglethorpe University.

Representative Experience

  • Represents operators in the acquisition and financing of industrial outdoor storage properties across the country, including Arizona, California, Delaware, Florida, Georgia, New Jersey, North Carolina, Ohio, South Carolina, Tennessee, Texas, and Virginia. Assists with negotiating purchase and sale agreements, providing title and survey review, and negotiating closing documents.   
  • Represents industrial developers in the acquisition, financing, leasing, and disposition of multiple properties across the Southeast. Assists industrial developers in drafting declarations and easements. 
  • Represents a Georgia-based global manufacturing company in the acquisition and disposition of properties across the Southeast.
  • Represented a self-storage operator in the $10.2 million purchase and financing of a facility in Greensboro, North Carolina.
  • Represented seller in the $42.5 million sale of an apartment complex in Georgia.
  • Represented borrower in the negotiation of a loan modification secured by an apartment complex in Georgia.  
  • Represented a Fortune 500 automotive company in the $12.25 million purchase of a car dealership in Georgia. Assisted client in the $12.25 million purchase of a car dealership in North Carolina.
  • Represented business owner in the purchase and financing of retail properties in Georgia.
  • Represented developer in the acquisition of commercial properties for redevelopment in college towns along East Coast. Negotiated the purchase and sale agreement, conducted title and survey review, and drafted and negotiated closing documents, including a reverse Section 1031 exchange.
  • Represented self-storage operator in formation of $100 million fund in connection with the purchase of self-storage facilities.
